Verticas Residensi (also known as Vertical Residency) is one of the latest condominiums within the heart of Bukit Ceylon. It is developed by Wing Tai Asia, and is their 2nd project after The Meritz. It is sited along Jalan Ceylon’s restaurants and bars strip and just mere minutes of walking away from Bukit Bintang shopping belt.

Verticas Residensi is claimed to become the most exclusive residential in Bukit Ceylon once it is completed in April 2011. It comprises four 43-storey towers that consist of a total of over 600 units with built-up sizes starting from 1,400 sf to 2,400 sf. Three of the blocks are condominium blocks while another block is serviced residence block. Each unit comes with 2 to 4 bedrooms and there are about 5 units per floor which are served by 4 lifts.

Verticas Residensi is priced around RM760 to RM833 psf, start from slightly over RM1 million. The price also depends on the views as the ones that facing the afternoon sun and Pudu area are cheaper than the rest. Up to this date, only 2 towers (Tower A and Tower B) have been launched so far while Tower C has been sold en bloc to Lanson for its Lanson Place serviced residence.

Initial purchasers are offered 20:80 payment package with free interest during construction period and 1st year after hand-over, no maintenance fee in the 1st year and free 2nd car park. Also, the developer also offers 10:90 package as well.

Analysis

Despite of having great views of Kuala Lumpur city centre skyline, it cannot be enjoyed from the balcony as there is no balcony for any type of unit. Instead, some types come with a terrace. Anyway, each unit is indeed very airy and bright since each room and most bathrooms come with windows.

The price of Verticas Residensi is indeed very steep for investors. Not only that, new condominiums within Bukit Ceylon such as One Residency and Seri Bukit Ceylon are not doing very well, and the prices have deteriorated a bit in past couple of months – and still being tagged below RM700 psf.

However, most people associated the price depreciation is due to parking and bad workmanship factor. It is hoped that Verticas Residensi can really prove its value to become a prominent condominium in Bukit Ceylon.
