As known by the local folks in Bukit Bintang, the piece of 12.6 acre land, in which now bear Pavilion KL and Pavilion Residences, used to be the Bukit Bintang Girl’s School facing the existing Starhill Gallery. How appropriate it seems, girl’s school facing shopping centres.
Proudly part of Pavilion Kuala Lumpur, Pavilion Residences is a prestigious convenience with all the private access to Bond Street style retail and dining experiences. The gross development value of this condominium is about RM860 million, with more than 40% of 205 units in Tower 2 sold. Majority of the buyers and investors are foreigners and was said that this condominium will be attracting more than 40% of foreigners from Middle East, Singapore, Hong Kong, Indonesia and Britain compare to the normal 10% to 15%.
Traveling around this area without having to go through the massive traffic jam is quite convenient with the trains (Monorail, LRT) and taxis. If you still want to travel by car, there is not a problem, providing you don’t get out of the house during peak hours.
Pavilion Residences is proved to be a good investment, especially for those who deal directly with the developer. The launch price ranged from RM800 up to RM1,000 psf, quite a steal in this area most definitely. As Tower 2 is opened for sale, the other block may not be placed up for sale, as there are parties considering on buying it entirely. However, this has not been confirmed as late.
As Pavilion Residences was still in construction, it was said that its concept is somewhat similar to K Residence; except it being part of Pavilion KL that was expected to be fully operational and just across the most happening part of town, unlike K Residence that was built above the extremely quiet Avenue K.
One of the most prominent features of Pavilion Residences is the Sky Garden, the roof level of the shopping mall, used to hold the usual amenities such as swimming pool, playground, mini parks, gym and so on. Expect a high-end security features that will definitely give the residents the kind of peace of mind they need in the city.
The residential parking entrance and zone are exclusive and separated from the parking for the hotels and shopping mall. Each unit is expected to have 2 to 3 parking spaces according to the unit size. However the luxury condominium, seem to be lacking some exquisite features that any 6-star condominium should have, one of it is the private lift.
The layouts and design for this residential are somewhat mysteriously interesting. Among the few penthouse duplexes, there is one particularly huge mansion penthouse with more than 17,000 sf in size and cost a whooping RM15 million plus even after discount, and yes, it has been taken. Early birds enjoyed a 10% discount, about an average of RM900 psf only.
The intermediate zone units have 3 units per floor and ranges from 3,394 to 4,227 sf and comes with 4 bedrooms, well suited for families, they are super spacious, like bungalows few hundred storey up with explicitly large bedrooms or suites that beats any hotel suites anytime. And their balconies are very impressively large. All the 12 units are sold for this range.
As for the lower units, there are 6 per floor with sizes ranging from 1,057 to 2,645 sf. The smallest ones only have a simple rectangular design with two bedrooms, while the rest have at least 3 bedrooms, which are very well suited for single expatriates or couples.
