Villa Sri Kenanga is one of the many properties situated in close proximity to the famous Penang Bridge. This property was completed in 1997 and is listed with the more well-established ones that have a stable base of ready occupants. Apart from this, other developments that are near by include the Sunny Ville, E-Park and N-Park condominiums.
Constructed on a piece of land that has a freehold tenure, Villa Sri Kenanga is made up of a single block that houses a total of 144 units and is spread out over 19 storeys. Each floor has around 6 to 8 units with an approximate build-up area of 800 sf and is fitted out with 3 bedrooms and 2 bathrooms respectively, which categorises it as medium to high density.
Villa Sri Kenanga was founded in the vicinity of the Batu Uban locale which is ideal as it is mere minutes away from the capital of the state, Georgetown in addition to the Bayan Lepas Industrial Area. It is also about mid-way between the northern and southern parts of the island. As such, all of the nearby amenities are aplenty and varied for the convenience of the residents such as shops, clinics, educational institutions and shopping malls.
The nearest schools to Villa Sri Kenanga are Sekolah Kebangsaan Sungai Gelugor, Sekolah Menengah Jenis Kebangsaan (Cina) Phor Tay, and Universiti Sains Malaysia. The nearest market from Batu Uban is at Lip Sin whereas Queensbay Mall is the nearest shopping mall. Tesco Extra and Tesco Penang, both about the same distance away, are hypermarkets that will be able to provide residents with all their grocery needs. Even though there isn’t a medical centre close at hand, Pantai Hospital and Lam Wah Ee Hospital are both about equal distances away.
Villa Sri Kenanga is accessible via Jalan Sultan Azlan Shah and Lebuhraya Bayan Lepas on top of being only 9.4 km away from Magazine Circus, also known as the “Charing Cross” of Georgetown, which is to say the centrepoint of the main city from where all the distances are measured.
Directly behind and not more than a 5 minutes walk away from Villa Sri Kenanga is Kompleks Sunny Point which is where residents will be able to do some shopping and dining without having to travel far from home. This development is also only a stone’s throw away from Universiti Sains Malaysia, making this an ideal location for students and employers of USM, thereby allowing for the residents to gain some extra form of returns if they were to decide to rent out their units to that particular group of people.
However, the Batu Uban locale is somewhat similar to a residential island that is surrounded by major roads on all sides. Due to the high density of the living areas and insufficient parking spaces, many residents of neighboring blocks tend to park their vehicles alongside the roads outside their respective condominiums / apartments.
Nevertheless, the traffic condition can be smooth except during rush hours when congestion from the Penang Bridge often spill onto the two aforementioned major roads as a result of its proximity to the Penang Bridge. It suffers from the gridlock created by traffic heading towards the bridge, particularly on Friday evening, when people rush to get out of Penang for the weekend.
