Sunny Ville (also known as Sunnyville or Sunny Ville Condominium) is a resort style condominium that was developed by the notorious Pernas Group. It is residing along Jalan Batu Uban and provides easy accessibility to Georgetown and Bayan Lepas industrial area.
Sunny Ville is also strategically located in walking distance from University Sains Malaysia and also nearby to other amenities such as Tesco, Queensbay Mall, and the dynamic FTZ hub. From the windows and balcony, one can enjoy spectacular view of the sea and the Penang Bridge.
Sunny Ville is also covered in Penang Cybercity 1 (PCC1) plan that covers 923 hectares of the island. It was officially launched by the Prime Minister in 2005, which covers the entire Bayan Lepas Industrial Park, the coastal zone south of the Penang Bridge, Bayan Baru and Universiti Sains Malaysia.
Furthermore, the area will be crowded with ICT activities and will surely extends the benefits to locals by providing jobs, economic opportunities, education, training and e-services. Via the development, it makes Penang a hub for economic activities related to manufacturing, information and communication technology, life sciences and the arts.
Sunny Ville is a big hit among exchange students studying in Universiti Sains Malaysia, mostly German, and other European, due to being near to USM. But most of these exchange students only stay for half year. As for local and middle-east USM students, most prefer N-park, as it costs almost half the rent of Sunny Ville with similar facilities provided.
Most of the units at Sunny Ville come with one covered parking spot. Thus, most of the residents with more than one car have to park their car on the roadside. Having 504 neighbors residing in the condominium, one should fight for parking spot that is near to the entrance, which you can see the road side is full of illegal parking at night. If you are late, then you have to park quite far from the entrance.
In terms of investment, many people are very skeptical of any projects developed by the notorious Pernas Group (Goh Chun Lai). Goh Chun Lai is famous for swindling residents sinking fund and cutting material costs during construction. This is one of the reason that properties by the developer in this area (N-Park, E-Park) have not seen much appreciation, in fact most prices are now below developer’s price, even though location wise is perfect.
With the economic downturn nowadays, potential tenants are opting for cheaper options such as N-Park and E-Park that offer them almost the same facilities but at cheaper rent. In terms of capital appreciation, with 504 units, it is hard to mark-up the price higher, as there will be somebody willing to let go their ownership at lesser price.
