There are numerous amenities residing nearby, such as Bangsar Village and Bangsar Shopping Complex are within 500 metres radius. Other than that, neighbors surrounding the area are Palmyra, Bayu Angkasa, Sri Bayu, and Sri Bidara.

Analysis

Even though Tivoli Villas is well maintained, the outer look seems outdated, due to its 10 years of age. The layout itself is quite weird as each unit resembles a very huge balcony. Some claim that their balcony consist of 300 sf area out of the 1,200 sf area. Even its studios are built with pretty huge balcony but small living space. Perhaps the developer has their own reason for this, for expatriates to sunbath right at their own balcony, maybe. From bedroom window, one can view the roof top directly, which is unpleasant.

Plus, another turn-off caused by its design is, there is quite a number of units on the same level, which results in residents having to walk pass numerous units to get to their unit.

There has been a plan by Mulpha Land to build 7 units of 3-storey bungalows, which would be priced from RM9 million to RM10 million, opposite of Tivoli Villas. There is also another project planned by BRDB next to Tivoli Villas, which is a luxury apartment comprising eight blocks of 6, 11 and 28 storey high along Jalan Medang Serai. When it is completed, greater congestion is expected in the area, as everyone shares one residential road. The density capacity will be increased from 30 persons per acre to 175 persons per acre, an increase of more 500 percent.

Due to the construction works in the future, the air in the area will be dusty. It will also cost unbearable noise pollution for the residents as well. With heavy vehicles travel in and out of the area, this situation will also pose a safety hazard for the residents, especially children.

Even though there are numerous access roads to Bangsar, the whole area suffers massive traffic congestion which is worst during peak hours. This can be evidenced by massive crowds of motorists rushing by Jalan Ara and Jalan Maarof every single hour from the morning when people rushing to work, till late night where people getting to bars and pubs in the area.

In terms of investment, the price of Tivoli Villas dropped from 2001 until 2003, from RM300 psf to RM270 psf, or by 11.5 per cent in average. Then it crawls back to peak at RM457 psf, and now currently priced around RM372 psf. The price hiked was due to the major refurbishment works done by the management in 2006. With all new projects going-on in the area, maybe the price would continue to rise due to higher launch price from new developments.
