Taming Mutiara is a freehold residential estate situated in Bandar Sungai Long. It is located in the midst of many on-going developments such as Taming Mutiara 2, Taming Mutiara 3 and other residential developments like Garden Park and Taman Ikhlas. It was developed by Tanming Management, which is a subsidiary of Tanming Berhad.
Taming Mutiara comprises of 142 units of 3-storey semi-detached houses and also 6 units of 3-storey bungalows. The semi-detached houses come in 2 unit types, Type A (3,157 sf) and Type B (3,234 sf). Semi-detached houses and bungalows have a land area of about 40’ x 85’, and bungalows with a built-up area of 3,769 sf.
All units in Taming Mutiara come with 5 bedrooms and 5 bathrooms. Besides that, basic facilities such as 24 hours security, perimeter fencing, playground and jogging tracks are also provided.
Residents of Taming Mutiara can travel to Bandar Sungai Long commercial centre where they find an abundance of amenities there such as restaurants, banks, clinics, electrical stores, hair saloons, sundry shops and more. There is a commercial complex located within a stone’s throw from the commercial centre where residents can find retail outlets.
It is convenient to get there as it is only a 5 minutes short drive. Columbia Asia Hospital Cheras is also nearby Taming Mutiara using Jalan Sungai Long in case of any serious medical emergencies.
SMK Bandar Baru Sungai Long is located just a short walk away from Taming Mutiara and is the nearest school. Other education institutions such as Tadika Kinder Kids pre-school, the notable Universiti Tunku Abdul Rahman Bandar Sungai Long, SK Taman Rakan and a few more, are mainly sited within 4km radius.
Taming Mutiara can be easily accessed via Jalan Sungai Long and Persiaran Mahkota Cheras 2. Alternative routes such as SILK Highway and Cheras-Kajang highway can also be used to access the enclave.
Taming Mutiara is situated within a developing and growing residential area and many are still considering whether to acquire units there or not as there is a concern on its ingress and egress as the development project is situated next to Garden Park condominium. Residents have to pass by the condominium in order to get to the Bandar Sungai Long main road and some are not very pleased with that.
However, Taming Mutiara has also received a lot of praises for being reasonably priced as compared to many other areas with similar property type. Many have commented that the houses are well designed with large spaces inside and outside of the units and many have said that it is a better investment and definitely a catch if compared to the semi-detached houses in Twin Palms.
