The Atmosphere is sited along Jalan Putra Permai in Bandar Putra Permai. This RM300 million (GDV) project is undertaken by a joint-venture between Tempo Properties and Eksons Corporation in a 40:60 venture.
Driven by its tagline, “Layers of Life”, this integrated 53-acre leasehold development consists of 3 phases which planned to cater both residential and commercial needs. Phase 1 of the project is the development of Giant Hypermarket, that comprises 9 acres.
Phase 2 covers 20.1 acres and is divided into 5 projects, namely Aura, Flava, Diva, Nova and Lava which comprises of 2 parcels of boulevard shop-offices and commercial units. The development is a marriage of modern shop-offices, SOHO suites, boulevard shops and retail outlets.
Aura (Phase 2A) consists of a total of 73 shop-offices units with 2 types to choose from; the first comes with 5,040 sf built-up size on 24′ × 70′ lot size, and another with 7,280 sf on 26′ × 70′ lot size.
Flava (Phase 2B) and Diva (Phase 2C) comprise a total of 63 Boulevard shop-offices with built-up of 6,160 sf on 22′ × 70′ lot. Each unit comes with 4 parking bays. Nova (Phase 2D) comprises 43 units of 4 and 5-storey shop offices with land size of 26′ × 70′.
The Atmosphere is complemented with landscaped courtyard with water features and parks including its Green Art Garden within the enclave. The developer has forked out additional RM2 million to comply with BCA Green Mark Certification requirement.
The Atmosphere also provides over 1,000 parking bays, broadband connectivity and covered linkages to every block with lifts and escalators to the boulevard. It is also secured with 24-hour security guards and CCTV surveillance.
The Atmosphere Phase 3 that covers 14.6 acres is still being planned for a regional retail and commercial centre, that may consist of serviced apartments and a 5-star hotel.
The developer of The Atmosphere indicated that this development is good for investment, as it will deliver approximately 8% annual yield based on their findings that indicate that present capital appreciation in the area is approximately 8% with current yield of 8%. With Giant has been confirmed to host the development, there is a big potential for this project to successful.
