The houses are old and prices are max by owners. 1.3mil for a 22x75 Jln Dato Sulaiman. Is this reasonable.Can I sell it slightly more in 2 years time? Its at a high now and I dont want to lose in depreciation as its on such an increase.
Is buying this better or buying a newly launched house?Which has better/higher capital appreciation value?

landed freehold property in a matured community like taman tun, bangsar, bandar utama etc can never go wrong.... prices will continue to go up as it will continue to b in demand. |

To: Victor Chong Agree with you, 100%. But there's one thing more I would like to add here. No doubt these old matured neighbourhood will go up, the RATE OF ASCEND is another question. How fast it will go up? Definitely not as fast as Desa Parkcity. So what say u? |

From what I observe over the years, the value for Desa Parkcity is growing exponentially and even surpasses some of the properties around Bangsar or Bandar Utama..... there is still room for growth here even if you were to buy now. the question is whether the growth will still be exponential or just linear.... either one, it still sounds good for investment |

What does Desa Parkcity have where Bangsar, TTDI or Bandar Utama do not have? Simply the whole 550 acres developement by a single developer with well planned landscape, exclusive club membership, and sporting activities within the gated and guarded community. Price will find its own level based on the features and strategic location per se. For instance, TTDI prices skyrocketted to present pricing based on the One Utama shopping malls and TV3789 while Bangsar is based on the higher income residents who have had lived there since 70's. For long term capital appreciation, it is likely Desa Park City might have higher yield. |

I really dont know how good tmn tun is, but property there really fast selling. I think the demand very strong in this area. |
