Anyone heard about Kampus West City in Kampar?

Wish to get some opinion from your all, is it worth to invest in Kampus West City, which is located near to UTAR Kampar. Studio unit 312sf selling only RM62k with fully furnished, completion on 2014, rental up to RM650 per month, it's more than 10% ROI, how is it?

Kampus West City, 1 km distance from UTAR,
with fully furnished ,fully renovated, with balcony & bathroom,1 air-cond,1 fridge,1 water heater,
its a mix development,3 storey,
ground floor is a double frontage shop (42 x 75 intermediate, 63 x 75 corner),the biggest shop in Malaysia,
1th & 2nd floor is studio unit,each floor hv 8 units,312sqft-377sqft,
