Desarina worth to buy?

Understand this development history was actually dating all the way back to 1994. What is the launching price at that time? Heard CF is still not out yet till April 2011. The location looks okay. 750sf at 300-310k should be reasonable...

now 2 bedroom selling close to 400k. Highrise with lift. Lowrise no lift therefore the price is lower compared to highrise.

No noise pollution away from highway and school. CF received in nov 2011. Very tight security becos 100 units able to monitor closely compared to those eg danau indaman extremely high density.

anybody knows if the low rise of Desarina is walk up or with lift? how many storey for low rise?

Just check out recently. Although the property just completed end last year, but the entire building seems like 10 year old building and recently repainted.

The low-rise has many corners. Very hard to arrange for the readymade furniture and have to custom made.

The good thing for this property is low-density. 1 floor has only 4 units. Full of privacy.

Desarina is rotten to the core, looks like a medium-cost, very poor workmanship ad finishing, poor facilities, etc... Was built in 1994, then abandoned half-way, then revived thanks to gomen stimulus package in 2009; hastily completed in 2010 and thrown on the market without CF which he managed to get in 2011. Most units have been on sale/rental for 3 years now and as old agents fed-up are pulling-out, new ones not knowing anything are hiking the prices just to please the owner, hence giving the impression that market prices are going up while nothing is actually happening (asked price went from 250 psf in 2009 to about 350 psf now without any actual transaction). Selling Desarina is so hard that desperate agents are actually trying to make the people feel that they are buying at the adjacent condo OBD Garden (!)
But this is the story of the property market in KL for the past 4 years anyway, with everyone trying his luck, with the number of agents and so-called "negotiators" having tripled in 3 years and working on a miserable "10%" of "3%" commission.
