Koi Tropika - to keep or not to keep

Hi all,

I own a unit and currently living here. It's a 1188sq ft unit and somewhat high floor. I am right now looking for a landed property since my family have expanded and the kids need some "ground" to kindle upon.

Would like to ask gurus here, whether to keep(rent it out) or to sell this unit? Any idea how much similar unit is selling or being rent out right now?

Sell it if you can. As rental in Puchong really sucks. One can easily get some nice landed houses here for below RM2,000. I don't recommend condos in Puchong, maybe except Setia Walk.

I agree what Joe said, I just sold mine. The place terrible nowaday because getting more "forienger" moving in. Somemore, I think the strata title will not be issued so soon as the final block still has not complete which he piling work started since year 2008. This issue will cause you more difficult to sell it off in future, because most of the financial institute will not comfortable to finance those property more 10 years but has no title/strata title issued.

My unit is 992sq ft.

Check with your bank, pretending you're buying and they will give you some valuation off the phone right away. Just add 10%-20% on top of the bank valuation, that should be your asking price.

In Puchong, if you could afford, go for landed. If not, looks for apartment (not condo), especially those that is below 150k with condo facilities, good environment and location. The rental for these apartments is at least 6.5-8%, depending on furnishing.

Koi Tropika, it will be very difficult to sell, at least right now. Rental market also vomit as you won't be the one and only to let it. People is queuing to sell, and rent...basically Koi is not a recommended buy. But since and if somehow you have bought it, probably you should rent out below market rate to reduce the cost to cover instalment, maintenance etc. It will be very fortunate if you could sell it now.

What are the problems that make so many ppl rushing to sell Koi? Mind to share?

With the upcoming shoplots in front of Koi Tropika, wouldn't it be some positive note?

Btw, I am still living in Koi. Service-wise, nothing that really hampers me out. The gym, pool and security have really improved within the years.

Furthermore, the shop below also giving nice home-delivery of groceries/etc.

Yes. Koi not worth to buy or invest on few years ago. Now Koi has improve a lot like what Scalp3r mentioned. And there is a new combination Saloon cybercafe shop opened on 14th Feb 2011.

Why a lot of peoples do not like Koi? The reason is Utararia Development, most of the Koi buyers have been CHEATED by them.

Btw, hope Koi will change better and better. Cheers.

Hi All,

I am stayng in Block A. I was the first few owner to move in and honestly speaking, I love my home. I do agree that initially the environment and the management sucks. Over the years, there were lots of improvements have been rectified and it is still improving.

Yes, the developer sucks... they are a very irresponsible and did not do a good job. How can they plan one car park for each unit? Where are their brain? Or are they living out of this planet. Really Silly of them. Other than this, I feel splendid staying in KOI TROPIKA.

the shoplot had been finish built. if someone open a mamak or mixed rice sure not bad the business. one 7-11 also not bad. the new Kboulevard is building. Windy area. Heard agent said the community decided not allow tenant to African anymore once the tenancy end. Looking at Casa puteri selling over 350k, zen resident selling 450k, casa tropika selling around 300k, Seri Hijauan 330k. One question remain - will there any condo now selling below 300k. i afraid just walk up apartment only.

I'm staying in Koi, block C and i would say it is such a nice place to stay.. Windy, friendly neighbours and even hundreds of houses here, but still quite and peaceful, security are effective. The gym, pool and surrounding still good maintains.
New shops nearby are convenience and Lrt are coming soon. Overall, it's nice place to stay.
