Is Axis SoHu in Ampang worth buying for investment?

Hi, to all the sifus here, I am new to propwall. My question is does Axis SoHu worth buying for investment (renting out)? The offer i got is RM203,000 (sub-sale) for a duplex soho unit with build-up area 530 sf. The offer price is RM383/sf, is it on a high side?

I heard Seri Cempaka Service Suites nearby is doing quite well, but for such a high price, you might as well get Maytower @ http://www.propwall.my/dang_wangi/maytower which was selling below RM300k a year ago, not sure what the market price now.

Not only that, Axis SoHu is leasehold, and Maytower is freehold. The serviced apartment was also built on ex-oxidation pond. The only good point is being very near to LRT station. At the price you're getting, expect it to be stagnant for the next 3-5 years.

Thanks Joe for the answer. I just checked Maytower, the asking price is much more higher than RM300k nowadays and is already out of my budget...too bad seems I've missed one real good opportunity here.

Do you mind to explain further on your comment 'the price will be stagnant for 3 to 5 years', it really makes me worry.

I just find it hard to believe a leasehold serviced apartment in Cheras/Ampang can reach RM600 psf anytime soon. With this price (assuming RM300k), one can have many options to buy freehold landed properties in the same area. Well, it is just my opinion.
