It looks alike, integrated, size.... The different is location and crowd, of course pricing. But upon it completed, will it like solaris dutamas suddeny can shot up double??

hm...dutamas mainly consist of expat and upper middle class working class ppl...setapak mainly students and local ppl......sure no problem for zeta park become very happening or even more happening than solaris because there are lots of ppl stay at setapak compare to dutamas...but for sure, zetapark juzt another normal shopping mall, solaris dutamas is quite unique, because developer make it like western style mall... |

dont think easy to flip or rent...pass by there every night, the occupancy rate, i think less than 40%... |

This could be very challenging timing or prabably is the best time to go in. Solaris dutamas got once like ghost city, and occupancy less than 40% for almost a year, then suddenly shoooot up and lot of people was hesitate that time, all lost the golden opportunity |

Property prices there will definitely rise. But double? I don't think it will within a short period of time.Some years ago, Zeta Park was already selling for RM320k++ for a Soho. And double?You mean Rm600k? It's rather ridiculous. Setapak is full of Students and Young working adults who are just beginning to work.Imagine earning a salary of merely Rm2k -RM3.5k at least. I doubt they can pay a rental price of Rm2k++ for a mere 1 Room/Soho? In addition the commercial title, utilities fees...To add on, there's a lot of Platinum Victory Condos nearby with 3 to 4 BedRooms at a lower price. As an investor, you've got to think twice buying a Serviced Apartment, as you'll be paying premium for maintenance fees and utilities fees.And i strongly think that studio/soho,sofo,sovo is oversupply in Klang Valley. This will be just another one. Comparing Solaris Dutamas and Setapak, is like comparing an apple to an orange. Look at the expats crowd in Mont Kiara & Dutamas area, and Setapak. Obviously,we have different market sector here. The upper class and the middle class.Period! |
