Recently I seen some of my clients, fall into some dirty agent trick,
They don't even realize, until I pinpoint to them,
Of Course they are shocked "Then look at with me with a surprise face"
"Wow, Like that also can?"
Why not? Just a skill to help them make more sales and money,
Regardless of client interest,
Sabotaging other agent, by fooling client,
Main point is, CLIENT BELIEVE IT,
That make me CANT believe it,
There are so many to say,
Let me know, Shall I reveal the trick to public?
I, Frederick, Swear here, I would like to see local real estate industry
Going PRO, Professional, I am shame to hear from Expats,
Local agent is not trustable, What A Shame!!!
Lets me move the first step,
So, I would like hear from Public,
Shall I reveal the trick?
(I am ready here, some agent sure attack me, Reveal the trick make them not comfortable and affect their work. I want to ask them 1 question for those who attack me, Why don't you use professional way?
Foreigner clients, Local client, Our dear Clientele who pay you HIGH,
Dont they deserve our sincerity, integrity and professional skill to serve them?)

Wow, Tan KG hold the same vision as me, I can't imagine local people also think like that, So far, I only know Expats giving negative comment to local agent, I am very sad to heard that... Anyhow, I going to open discussion and reveal the dirty trick weekly... |

Fred, it is already a fact now that the local agents have very BAD image in the public, regardless it's from local or foreign clients' perspective. Just check it out from any other local real estate forum.
Unless the regulators get tough like our south neighbouring country, we will NEVER be recognized as PROFESSIONALS simply because our peers' deeds! |

Tan... Thanks to your advice... I will start writing regards the tricks.. I believe after I have done it... Some agents will start hate me, especially those who are using Tricks! Frankly speaking, I just started to aware of this issue when I heard the feedback from a British Tenant, He really give us a very negative comment, After hearing from you, It is like quite serious about our image, People will start question me, Hey? Frederick, Who you think you are? You know the tricks? This is my story,
What I use the word PROGRAM? is it so serious? I can say YES, Ours manager said to us "If you are not using it, You will gain a big failure in this line, You will be poor definitely" Afterward, I start using those tricks, but I am struggling in my deep heart, I start question myself, Is this all about real estate? (I were young that time and naive) Why Must I do all these to gain the money? In fact, with help from my manager, I gain some commission, and start practicing, and getting more PRO, PRO in using those tricks...
I back to real estate industry about 3 years ago, after I read a real estate book written by "Tom Hopkins" I discover that, Real Estate can be professional. Since it is the only way I can earn big money in this line, I decided to come back. Do I use those tricks anymore? Thanks god, I can face my client now, I can be friend with them, I can be their consultant investing in real estate, I can have tea with them now, I no longer need to use the word client on them now. They mostly my real life friends, Real Estate, the most wonderful job I found in my line, I love it. I would like to make a change in our industry, Hence, I start the first step, Revealing those tricks and hope the public is aware of this, My advice to client, if you found your trusted agent, professional, stick with them, Those use multiple agent, or choose those agent who advertise cheaper price in market. You will never know since when, you are tricked. The most successful trick I ever see, is my pass manager, use the trick and gain the commission, the owner still giving him ANG POW for bonus. I really Speechless. Anyhow, I will start revealing topic once a week... Thanks for reading |

Zaza, Strongly Agreed with you... Those tricks i will discuss is not about conned (Very very less used conned) but fooling the clients, can say fooling the public and make himself/herself a deal and not thinking the benefits of the clients and customers... Believe or not believe, those agents make quite big money in real estate Why they can make bigger money compare to agent who hold integrity to client? Have you all thinking about this before? They can earn more is because more client buying and renting from them right? Why client believe them? That the mind I cannot understand and would like to say something here to tell those clients... However, They might not accept, cause everyone thinking they are perfect and smart. I used to server a client who just bought a half million property, I told her to not make this move because the price reach the peak and the demand and rental is lower and the yield is not attractive. Her answer really joy my day "You want me to take your advice only until you can purchase a half million property. After you bought only talk to me" (That time I were still new but already done more than 20 transaction) Cool right? |

Frederick, Thanks for your honesty. I agree with you that you should reveal the tricks so that agents and clients can negotiate on equal/fairer terms. It's good for both the real estate profession and clients. We are waiting for you to share. |

Frederick is the Master of all Tricks. He just want to gain your trust and trick you into buying from him. He served me before when I was looking at a unit and when I did not buy from him he texted me and said 'its my loss'. WTF. What the heck did i lose?!?!?! I bought a nicer unit with cheaper price than his! and wait...from another honest agent. |

is it a trick?: a buyer and an agent agree to 2% agent commission. Then when the agent found a buyer, the agent asked for 3% earnest deposit cheque payable to the agent's agency. although there is a written agreement of 2% commission fee, do you think the agent will 'eat' all the 3% fee without returning the 1% due to seller? |

PLY... I think you know the answer ba, If LO written 2% comm with service tax... Sure the agent get 2% comm only right? The balance 1% minus 6% service tax, has to refund to landlord for sure... But if the agent refuse to return, I think the owner will let him go lo... And for sure, the agent work in real estate line anymore ba, for dishonest... If the landlord agree to 3%, we must either issued new letter offer and initial to change the comm part right? It is black and white prove that owner is agreed to pay agent the comm percentage... isn't it? |

Hahaha, Finally sabotaging people appear, Sure got people attack me, The review is true or not true it is up to you to believe, I don't think he dare to use real name and come to my office to face me, And I notice he purposely open new account in propwall to attack me. Joining date 23rd February. 2012... Haha... Lame people... I will stand there and will wait him to drive his car to crash me if i really dishonest, or used trick to trap my value client, (Why I say is so serious? I stand my point here never never scam, trap, or tricked my client, NEVER EVER will do, or else i will quit this industry or welcome to suit me and put me in jail, Thank you!!!) To swear here, I really ask help from serious agent, lets be professional together and make our industry give positive impression to expats, foreigner, and even local clients... I know it is tough, I know you might not earn as much as those tricky agent, but lets stand our points together, sure got client will appreciate us. I love Malaysia, "MALAYSIA" I really hope big investor confident in our industry and put their money in our country... Calling agents... Lets move together. I will be the first one and ready to let people attack and sabotage... Sure hurt whole body... Haha... I only serve a tiny area in Klang Valley anyhow, A few condo in KL, If purchaser want to buy home at other area, I also can't serve, I don't know why got people say i tricked other agent and gain trust from public just to make people trust me and buy from me ONLY. I am not a superman that can sell all the properties in KL... Purchaser still need to look for other agents for help, there are still got a group of professional agent out there who gain my "salute" Last word, If you not using those tricks, you will never worry about the reveal...
