Sri Ampang Mas, Ampang
Sri Ampang Mas is a gated and guarded low-density community tucked in the Taman Dagang area, fronting Dagang Avenue and its commercial counterparts in Ampang. It consists of linked bungalow units that are of leasehold status.
Other than being one of the few residential developments with large built-up, Sri Ampang Mas is liked very much for its around the clocks security service. Other than that, a small number units in the compound allows the property to enjoy low-density status. That status now seems to be an enjoyable luxury as many developments are filling in their buildings with more and more units. Nowadays, the houses in Sri Ampang Mas can reach up to RM3,300,000 from the price around RM2,000,000. Rental fees are high as a month might cost between RM8,000 to RM10,888 (H1 2014).
Sri Ampang Mas' holy grail is its location. Ampang is considered a gold mine due to its closeness to the centre of Kuala Lumpur. Everything that a resident might need can be found in a matter of a short drive away. Right in front of Sri Ampang Mas is Dagang Avenue food court and other shops that include other restaurants (Wong Solo, Q Steamboat, Avenue Bistro and other Malay restaurants), a 7-eleven, an internet cafe and many more. Galaxy Ampang, albeit a failing mall, houses OU grocery strode, and other shops.
A drive to the right from Sri Ampang Mas will bring the occupants to Ampang's Korean enclave. Here, Korean restaurants, grocery stores, learning centres and other local restaurants and shops are some of the attractions. Longer drive will result in the finding of Ampang Point and a host of shops too. KFC, McDonald's, Starbucks, Domino's Pizza, Giant supermarket, Old Town White Coffee, Sushi King, CIMB Bank, Ampang Superbowl, Popular Bookstore, Habib Jewels, Naili's and so many more are here, including Ampang Puteri private hospital.
There are LRT train stations that are nearby to Sri Ampang Mas, but they are not of a walking distance. Ampang and Cahaya are the names of those stations. Buses and taxis are a good bet if the residents feeling like going on the other alternatives to get somewhere, as the area is usually packed with taxis, and buses go pass there too.
Connecting roads and highways are of exciting choices for Sri Ampang Mas residents. Jalan Ampang, the road that is often used to go to the city centre, is very easy to get to. Jalan Cempaka that leads to Pandan Jaya, Pandan Indah and Sungai Besi Highway is also nearby. The Sungai Besi Highway (SBE) makes Putrajaya, Cheras and Cyberjaya easy to get to, while the Middle Ring Road 2 (MRR2) is another important highway for Kuala lumpur and it is easily accessible. An alternative to get to the city centre is the Ampang - Kuala Lumpur Elevated Highway (AKLEH), a popular choice for KL dwellers.
Looking great while being spacious, Sri Ampang Mas does look like a proper place to live in. However, although the surrounding commercial lots and mall make amenities easy to get to, it also means that the place is a hang out spot for many people too. Unfortunately, the undeniably flamboyant Dagang Avenue food court and its neighbouring restaurants are usually a hub for the 'mat rempit'. The mall is also frequently visited by these people and it does not contribute to a posh neighbourhood atmosphere. Other neighbouring properties are a medium-level condominium, a police station, high-populated medium and low cost apartments, and rows of terrace house. All these do not necessarily aid to a neighbourhood of the highest standard.
The traffic congestion is another issue that can be raised in considerations of buying a unit at Sri Ampang Mas. Jalan Cempaka and Jalan Ampang are always busy, especially at peak hours. Even the alternatives such as AKLEH and MMR2 would still be busy.
However, Sri Ampang Mas still feature one of the best locations in the town. Amenities would not be a problem. As the built-up is large, big families can stay here for days.
