Menara Kayangan Apartment is a leasehold low rise located in the city of Ampang in the state of Selangor. It is located a mere 20 minutes away from the city centre of Kuala Lumpur, while other places of importance such as Bangsar, Sri Hartamas and Petaling Jaya are within 20 to 25 minutes away. The Kuala Lumpur International Airport is approximately 50 minutes away, while the government office hub of Putrajaya is approximately 35 minutes away.
Menara Kayangan Apartment consists of two separate blocks, with each block standing only 6 storeys high. There are two different layouts, one of which is suitable for smaller families with only 2 + 1 bedrooms and and 2 bathrooms, while the other is suitable for small to medium sized families with 3 + 1 bedrooms and 3 bathrooms. Average built-ups are between 1,348 sf and 1,800 sf, with prices ranging between RM350,000 to RM850,000.
Menara Kayangan Apartment is one of the older developments in the heart of the city, and as such it is a fully occupied development with few units every making its way to the market. All the units that do make it to the market are usually already partially furnished with air-conditioners, fully fitted kitchens and built-in wardrobes in the master bedrooms.
Although Menara Kayangan Apartment does not have a swimming pool, they do have a jogging track amidst lush greenery, a tennis court and a squash court. Also provided for the residents is a covered parking lot, where safety of the residents are ensured by the 24-hour security guards.
The closest shopping centre is the Great Eastern Mall at Jalan Ampang, which hosts a variety of expat targeted shops and a Cold Storage supermarket. Both local banks and international banks are available in the vicinity, with the main branch of Citibank only 10 minutes away. There are also many educational institutions in the area such as the International School of Kuala Lumpur, The University of Nottingham Malaysia and a number of national primary and secondary schools.
Menara Kayangan Apartment is very well connected via a series of inner roads, which provides easy access to the Sungai Besi Highway which is only 15 minutes away as well as the Ampang - Kuala Lumpur Elevated Highway and the Middle Ring Road 2 (MRR2) that is less than 10 minutes away. The closest main bus stop is at the Ampang LRT station, which is only 8 minutes away.
Ampang is a high density residential cum commercial hub area, which leads to sever traffic congestion on a daily basis. The congestion usually backs up into the main trunk road Jalan Kerja Ayer Lama that serves the housing area, and continues on to the AKLEH Highway, Jalan Ampang and the MRR2 which is usually the worst affected road.
Ampang is an area that is targeted towards the upper income group as well as expats. As such, any new buyer who wishes to live here will be able to expect many white collar neighbours, with most of them being expats. Thievery is however quite rampant in the area, and police patrols are the norm.
The Menara Kayangan Apartment appears to be an excellent investment despite its leasehold title, as prices for property in the city centre are always on the incline with price correction affecting them very minimally. It is also an ideal place to relocate to and bring up a family, as it is well connected and within reach of all necessities.
