Gladden Court, Ampang
Gladden Court is a walk-up apartment situated just off Jalan Ampang, in the area of Bandar Baru Ampang. The apartment was built in 1996 by Talam Corporation. Units are roughly 825 sf each and there are only 4 units per floor stretched over 5 storeys.
Sandwiched between housing estates like Taman Seri Ampang, Taman Kosas and Taman Sri Watan, Gladden Court is located towards the end of the Jalan Ampang main thoroughfare. Just 10 minutes away is the Ampang-KL Elevated Highway which brings commuters right through to the city center.
Right next to Gladden Court is the Seri Nilam Flying Site, and surrounding it are flats and apartments. Just across the road is Ampang Damai Court, while right behind Gladden Court is D'Casa Condominium.
There are many amenities within the area, within walking distance of the property. Banks, Petrol Station, Restaurants, Cybercafe, Supermarket, 7-Eleven, Salon, and much more are located near the intersection of Jalan Ampang and Jalan Wawasan Ampang. The nearest schools are SM Bandar Baru Ampang, SRJK (C) Kampung Baru Ampang, and just a little further away, SK & SMK Taman Kosas.
RapidKL stations (Bus terminal Taman Dagang) are about 1.5km away while the nearest shopping mall is Spectrum Shopping Center just 6 minutes drive away. Near to the mall is Joe Medical Centre.
Most of the apartments in the area are medium-cost housing and range between RM115,000 and RM130,000. There are no lifts in the building, so walking up 5 floors may be too much for some. There are also no covered parking bays.
Most of the units at Gladden Court are owner occupied and rental units are few even though rental rates per month are only around RM700. There are not many facilities within the compound to service the residents but the many amenities nearby more than make up for it. There is also a twice-weekly night market besides the Pasar Besar Bandar Baru Ampang morning market nearby to cater to the high-density population in the area.
Gladden Court was built by Talam Corporation, which has been deep in debt for many years. There have been many complaints about the company and its subsidiaries for its poor management and abandoned projects. Gladden Court was completed in 1996 before the economic crisis and is a leasehold property.
